The founder

Maco Stewart, a young Galveston attorney, purchased the Gulf City Abstract Company in 1893 and began issuing abstracts from the Stewart Law & Land Title Office. In 1905, Maco and Minor Stewart issued an indemnity against loss due to title claims, the first title insurance in Texas.

Stewart leads industry in automation

In 1965, Stewart established an affiliation with its first computerized title plant operation in Los Angeles, California. In 1970, Stewart Information Service Corporation was formed to promote the company into the broader arena of real estate information.

Investment, growth and development

In 1975, Carloss and Stewart Morris, the sons of W.C. Morris, acquired management control of the company. With the infusion of $2.4 million in 1977, the company invested in the development of computer-based services, mapping operations and real estate data. A new corporate office was built in Houston to house this dynamic expansion.

The current decade

Stewart began the 1990s with 2,700 issuing offices in all 50 states. International expansion prompted the formation of Stewart Information International in 1992. In 1994, Stewart Information Services was listed on the New York Stock Exchange. Today with over 3,700 offices, Stewart is an expanding global company delivering state of-the-art real estate information services and software to its clients.

Lenders and secondary market players are diligently working to improve the closing process. They are investing heavily and training their people on new systems that will reduce the cost to originate a loan and make themselves more available to their client. They are working with Realtors and title insurance companies to make the process seamless. The Realtor’s role is changing also. Traditionally, the Realtor helps the seller find a buyer or the buyer find a property to meet their needs. The sources of the information used in this process are evolving and exciting. Some information companies are offering real estate information on the Internet or through the network so the consumer has direct access. Now, the consumer, the Realtor and the lender have access to high quality, consistent information. The modern title ensurance company is an information company that facilitates the closing process. Our clients are interested in ordering from a convenient source all the informational products necessary to close, such as flood determination, appraisal, credit, inspections, document preparation, lead paint testing, surveys, along with the title work. The progressive Title Company is also searching for ways to reduce costs of title plant maintenance and the retrieval of documents and data in a faster, more efficient way. To meet the real estate information needs of our clients, we should look at our title plants as sources of real estate information and combine with other data to create information for sale in the real estate market or to help our clients. We should take advantage of the new "title products" which are faster less expensive, and more specifically meet the needs of our costumers, yet are still profitable. We must build electronics ties with clients to receive the order and deliver our traditional and new informational products.

¿Por qué una garantía de título?

Est ser dueño de una casa es uno de los máximos valores de libertad en este país. Cuando usted decide comprar una propiedad nueva, se quiere tener la certeza de que la propiedad será suya y que nadie más interpondrá gravámenes, cargas o reclamos en contra de ella, aparte de la hipoteca convenida.

Garantía para propietario de casa

De la misma manera que usted consigue un seguro de vida para proteger sus intereses, usted debe proteger el valor líquido de su nueva casa con una garantía sobre el título.

Usted paga una vez una módica comisión para recibir la protección que le ofrece una garantìa de título contra "riesgos ocultos", o intereses encubiertos.

Esta garantìa debe ser respaldada por las reservas y el excedente de una compañía acreditada.

Asunción falsa de la personalidad del legítimo propietario del inmueble por parte del vendedor o de otras personas con derechos de propiedad anterior.
Falsificación de escrituras, liberaciones y otros documentos.
Escrituras realizadas por menores de edad.
Documentos inválidos ejecutados bajo poder vencido.
Escrituras inválidas otorgadas con posterioridad a la muerte del compareciente.
Fraude.
Gravámenes por impuestos no pagados o transferencias a título gratuito aplicables a anteriores dueños de la propiedad.
Servidumbres no registrados (Servidumbres de paso).
Herederos encubiertos de propietarios anteriores de su propiedad o casa.
